Once you have decided on a property, you will need to commence your application by registering your interest with a £100.00 application fee. Assuming that the tenancy goes ahead, this will be deducted from the administration fees upon move in. If the landlord or Number 1 letting declines to grant the tenancy, it will be refunded. However the deposit will be forfeited if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application that ultimately is the cause for rejection, for example an applicant fails to disclose bad credit on application.
Rents are normally quoted per calendar month and payable monthly in advance. We will require your bond and first month's rent with cleared funds on move in day along with your admin fees minus your registration fee of £100.00.
Number 1 Letting Ltd charges the following fees to tenants:
Bond: please do contact us regarding the Bond as each property is different but usually it's one month’s rent plus £100.00
Pets: Should your chosen property accept pets it will be an extra £100.00 on top of usual bond amount mentioned above.
6 Months: £60.00 inclusive of VAT (£50.00 + VAT)
12 Months: £90.00 inclusive of VAT (£75.00 + VAT)
Arrears / Complaints Fees:
Telephone call: £12.00 inclusive of VAT (£10.00 + VAT)
Letter sent: £12.00 inclusive of VAT (£10.00 + VAT)
Personal visit: £36.00 inclusive of VAT (£30.00 + VAT) (whether tenant present or not)
Late rent payment: £30.00 inclusive of VAT (£25.00 + VAT) (per 7 days)
Missed appointments: £48.00 inclusive of VAT (£40.00 + VAT)
Lost key call out: £90.00 inclusive of VAT (£75.00 + VAT)
Any legal notice served: £95.94 inclusive of VAT (£79.95 + VAT) (Section 8 or 21)
Returned cheque from bank: £30.00 inclusive of VAT (£25.00 + VAT)
Cash for rent paid into office (excluding first month) £6.00 inclusive of VAT (£5.00 + VAT)
