A: Here at Number 1 Letting Ltd we pride ourselves on the level of service we offer, not just for the Landlord but also for the tenant. We are here to help you find your perfect home and that starts with your registration. Let us take your details either in the comfort of one of our four prime town centre located offices, by email, over the telephone, or by internet registration. We are here 7 days a week ready to hear from you!

Q: How will I find out about upcoming property?

A: Easy! If you are registered with us you will receive FREE emails/text messages and postal/telephone correspondence with details of any properties meeting your criteria ...or of course you are welcome to keep checking our website number1letting.co.uk, or rightmove.co.uk where you can view floor plans, virtual tours and full colour brochures. Alternatively call into your local Number 1 Letting Ltd office and view them in the comfort of our offices.

Q: When can I view properties?

A: Don't Worry! At Number 1 Letting Ltd we are usually able to arrange accompanied viewings 7 days a week and most evenings to accommodate you. Let us know when and where and we will do our best to meet your requirements.

Q: Is it a problem if I have bad credit or I am in receipt of benefits?

A: Not necessarily! Talk to us about it and we will discuss your options with you.

Q: What do I do if I see a property and want to proceed to rent it?

A: Let us know as soon as possible so we can do our best to help you get the property secured. We can take a holding deposit to hold your chosen property until all your references and checks are complete. During this time we may arrange other viewings on the property until your application is either accepted or declined. The Holding Deposit is fully refunded in the event of declined application.

Q: What checks, references and information do I need to supply?

A: We will require the following from you:

  • Photo identification such as a driving license or passport
  • Character references from someone of a suitable standing
  • Previous Landlord references (if applicable)
  • Employer references
  • Most recent 3 months bank statements
  • Utility bill (within the last 3 months)
  • Experian credit report

Q: What do I need to pay up front?

A: We require one month's rent in advance and a bond (generally a month's rent but may be greater depending on the landlords instruction). Administration fees are £80 plus £25 per adult.

Q: What happens to my bond?

A: Here at Number 1 Letting Ltd we understand that you need to know that your bond is safe and have peace of mind that it will be returned in full at the end of the tenancy. All bonds are held in the government Deposit Protection Scheme, guaranteeing that provided that the property is in the same condition as when you began your tenancy, your bond will be returned in full. Any dispute will be handled via the DPS scheme under their guidelines.
